Swissôtel Al Ghurair is a 428-room property that incorporates both a hotel and residences. Hospitality Advisory Partners were engaged in mid-June 2017 to manage the Operator Replacement and Reflagging of the Property from its previous brand.

The owners had previously been under advisement from alternative consultants, but sought the expertise of Hospitality Advisory Partners due to the handling of the reflagging on their own property (from Banyan Tree to Ritz Carlton) and the comprehensive hotel operations experience of the team.

Hospitality Advisory Partners immediately formulated a strategy to minimise any downtime and revenue losses, which are always a consequence of reflagging.



The reflagging to Accor from the previous operator took only 6 weeks, normally a process that takes several months.

Usual operations remained in place during the process, the hotel remained open and the reflagging resulted in no downtime.

Handled a new PIP (Property Improvement Plan) to be completed by mid-2019.

The 2018 Budget Review and approval was conducted by Hospitality Advisory Partners to align with the development planning and owner expectations.

Hospitality Advisory Partners have been retained as hotel asset manager for Swissôtel Al Ghurair.

Hospitality Advisory Partners have been retained as hotel asset management on a monthly basis for Swissotel Al Ghurair, a contract that has been in place since the reflagging process.
