Ras Al Khaimah

Boasting an enviable waterfront location at the heart of Ras Al Khaimah, the Hilton Garden Inn is a historic property in the history of the emirate. The 240-room asset was originally the first international hotel brand to open in Ras Al Khaimah back in 2001.

The main shareholders of this property are the Government of Ras Al Khaimah, thus Hospitality Advisory Partners were acting in an ownership role when a major refurbishment was decided on. It was a challenge to find a suitable contractor in unfavourable market conditions. Due to the solid relationship between Hilton and the owners through the years, it was a priority to maintain this arrangement, but select a new tier, more suitable to the current marketplace.

The project involved repositioning of this iconic property with the hotel experience of the Hospitality Advisory Partners’ team.



Hospitality Advisory Partners Technical Services carried out due diligence on the property, which dated from the 1980s, and discovered it to be structurally sound.

Oversaw a multi-million dollar refurbishment, which changed the entire interior of the property, with construction beginning in December 2015 and the hotel opening in May 2017.

Chose to reposition as Garden Inn – a refreshing, playful, appealing new brand for modern travellers.

Developed a comprehensive plan to target the MICE segment, previously untapped in Ras Al Khaimah.

Appointed a brilliant management team, who are exceeding performance and service expectations

The repositioning to a new tier has been favourably received by guests seeking a fresh, more flexible approach to hotel stays

Since opening on 10 May 2017, it has garnered consistently excellent reviews from delighted guests

The hotel’s penetration rates are favourably placed with similar competitors in the Dubai market

The Hilton Garden Inn is expected to maintain occupancy rates of 70% for its first full year of business
